1)If you have a lot of furniture in a space, it can overwhelm the buyer and make them feel like they can’t decorate the space their way.

2) Not removing personal items from the living room: to sell a place in a timely manner, you need to depersonalize the space so the buyer can picture their things and their family in the space

3) Don’t put furniture in front of windows or mirrors. Clear furniture from all potential pathways so buyers can visualize the space without distractions.

4) Don’t use furniture, if it is looking old or dated, It’ll just make it harder to sell the home.

5) Don’t use too many accessories. It’ll overwhelm potential buyers.

6) Don’t put paintings on a wall unless they are at eye level.

How to mini-flip a Property – Picking Paint

Painting is typically the most cost effective upgrade in showing a home at its best. Outdated paint colors, borders, wallpaper and paint techniques (such as faux finishes) are best updated to reflect the current trends to attract the most buyers. 
HOW DO I PICK THE RIGHT PAINT COLOR? Choosing a paint color that reflects the current trends will help with selling but will also need to match with any existing items the seller is not changing. For instance, if they are keeping existing flooring in the home, you will need to work around the tones in the flooring. If they are warm, you will not want to pick a cool color as it will feel disjointed. 
HOW DO I KNOW TO PICK WARM OR COOL PAINT COLORS? If they will not be keeping any flooring and have white cabinets, you can choose any neutral you like that is in keeping with the current trends. (Google current neutral paint trends if you would like more help. HINT: Swiss coffee is not it). 
If they will be keeping the flooring or non-white cabinetry, you will want to choose something that goes with those tones. If you squint while looking at the existing materials and see an underlying tone of yellow, you have existing warm tones to work around. If you squint and can see blue or gray tones in the underlying tones, you have cool tones work around.

WHAT AREAS SHOULD I PAINT IF THE SELLER IS ON A BUDGET? While it is nice to have everything painted fresh, sometimes it is not necessary or feasible. If the trim, baseboards and doors are in ok condition, it might be ok to skip but these are definitely front and center when buyers tour. Consider not painting ceilings, closets, and kids rooms if they are in ok condition. Buyers mostly care about the rooms they spend the most time in and what impressions their guest will have so these are the most important areas to consider. Buyers are generally more forgiving when it comes to the kids rooms and may not even notice the closet or ceilings were not painted.

But I still wondered how much work would be out there and if I could really make a go of it. What if I put myself out there and no one ever called?

To my great relief – I had my first staging client within a couple weeks. Turns out, home staging has been around for over 30 years and is the #1 career poised for growth according to CNN and Career Builder.

Now I look forward to my work. Gone are the days that I yearned for something different or better. For me, the best part about being a home stager is solving a creative challenge that results in a complete visual transformation. It was easy to master this design skill set but I am always excited to realize that every project is different and I never get bored! As a side benefit,  I have helped hundreds of people sell their home faster and for more money and they are truly grateful for my services. I am not the reason they need to make changes – the consumer who is demanding a certain level of standards is.

So here are a couple of statements that help sellers understand why they might benefit from improving the showing condition of their home:

–         Buyers are seeking move-in condition homes and willing to pay more money for them. By addressing these things now, you will appeal to a broader audience of buyers.

–         Neutralizing so buyers can envision their belongings in the space will help them form emotional attachments to your home. Emotional connections procure offers.

–         Buyers find the space easier to relate to and more valuable and relevant to their wants and needs when rooms are staged in the manner in which they are meant to be used. For example a dining room should be staged as a dining room rather than an office or play room.
